Building Smart #7: Cladding and Moisture Protection

This spring the Homeowner Protection Office is presenting Building Smart #7, a seminar that focuses on important new provisions for cladding and moisture protection for homes constructed under Part 9 of the 2006 BC Building Code and the 2007 Vancouver Building By-law.
For builders in all regions of the province, there is a new requirement to provide two planes of moisture protection. For builders in coastal areas, there is also a requirement to provide a capillary break or "rainscreen" wall system. Building Smart #7 looks at these new code provisions in detail, describing in practical terms what they mean for the construction of building envelopes for houses in B.C.
Developed for the HPO by Murray Frank of Constructive Home Solutions, Building Smart #7 looks closely at the following topics:
- detailing options for joints and penetrations that can be used to meet the new requirement to provide a first and second plane of protection, covering different cladding types that are typically used in low moisture index regions of the province
- options for constructing the capillary break in high moisture index regions, covering different cladding types, furring installation and detailing examples for joints and penetrations, and
- an examination of the use of various sealants and membrane materials in the building envelope, including a discussion on these material properties and avoiding incompatibilities.
This presentation will include many specific examples of solutions presented in step-by-step full motion graphics. The three-hour evening sessions (6:00 - 9:00 p.m.) will be offered in over 20 communities across B.C. The seminar fee is $25 which includes a presentation guide. Register online.
